Elk Run Homeowners Association Rules and Regulations

SummitCove is pleased to announce the addition of  Elk Run properties into our rental program.  Below, you will find the Elk Run Homes at the River Course Rules and Regulations.  This notice has been provided by the Elk Run Board of Directors.  We thank our guests and homeowners for observing these regulations and contributing positively to the experience of staying in this beautiful subdivision of Keystone, CO.

1.  Pets:  Guests of Elk Run are expected to observe SummitCove’s Pet Policy, included in the Rental Agreement terms.  No owner may allow it dogs to run freely.  When the dog leaves the owners lot, the dog must be controlled by a responsible individual on a leash of no longer than 12 ft. in length.

2. Vehicles and Parking:  There shall be no overnight parking of any vehicle on any street or road or on the shoulder of any street or road located at, on, or adjacent to the property.

3. Disturbances and Damages:  Owners, their families, guests and tenants shall not make or permit to be made an disturbing noise or permit any act which unreasonably interferes with the rights, comforts or convenience of any other occupant.

4.  Quiet Hours:  Loud or disturbing noises are not permitted.  Quiet hours are from 10:00pm to 7:00 am so as not to disturb the other residents and their guests.

5.  Trash:  Garbage and trash shall be deposited into the dumpsters provided by the Association.  All trash must fit completely in the dumpster.

6. Signs:  NO owner or occupant shall post any advertisement of posters of any kind in or on any part of the property.  No handwritten signs are allowed.

7.  Garage or Yard Sales:  No estate, garage or yard sales may be conducted within the community.

Enforcement:

1st offense:  Written warning delivered to the owner

2nd offense $100 assessment

3rd offense $200 assessment

4th offense $400 assessment

If a continuing violation is not corrected, an additional $200 assessment may be levied every 30 days so long as the violation continues and is not abated.  After the 4th offense, a lien shall be filed for any unpaid assessments.
